Rules of procedure roommate "Le Bercail".

Roommate " LE BERCAIL " located at 20 Rue Guynemer 38100 GRENOBLE

The purpose of this roommate policy is:
- To define the rules of life of the roommate...
- To set the rules to be respected in order to ensure peace and respect for everyone
- To ensure the best living conditions in the roommate's house.
- To better manage the relationship between roommates

1 - Organization of the shared space
The following parts are considered to be common parts :
- The kitchen
- The stay
- The bathroom
- The shower room + WC
- The WC

The following rooms are considered to be private areas:
- Room 1
- Room 2
- Room 3
- Room 4


2 - Use of private areas
The private areas (rooms) are reserved for the exclusive use of one tenant mentioned in the lease.
Each roommate occupies the room that he/she has chosen or that has been assigned to him/her on the lease contract.

It is forbidden to house and lodge, even temporarily, outside persons not mentioned on the lease contract.


3 - Division of household chores
In order to ensure the smooth running of the roommate and to keep the accommodation in excellent condition, all roommates must participate in household chores.
Housekeeping duties include :
- Cleaning and maintenance of the private areas (dust, floor, windows)
- Cleaning and maintenance of common areas (dust, floor, windows, sanitary facilities)
- Cleaning and maintenance of household appliances (washing machine, dishwasher, oven, hotplates, refrigerator, microwave...).

- The dishes


4 - Life in community / Rules of life
In order not to disturb the peace and quiet of the other roommates, each roommate agrees to respect the premises and the other roommates (no noise, no excessive music...) and not to receive visits at late hours.

The flatmates undertake to respect the neighbours and the tranquillity of the co-ownership (no noise pollution).

It is forbidden to organize parties in the apartment.
It is forbidden to smoke in the apartment.

Pets and pets are not allowed in the shared flat.

Furthermore, the flatmates agree to :
- Use the apartment and its facilities within the limits of their normal use.
- Respect other roommates
- Immediately inform the landlord of any broken or damaged items.
- Arrange for the repair or replacement of damaged, broken or worn parts after prior notification to the Lessor.
- Maintain the dwelling in a clean condition


5 - Use of the Internet
The landlord makes an internet subscription available to the flatmates.
This subscription includes a telephone service, an internet access service and a television service.
The subscription is paid for by the landlord.

The flatmates are informed that any overrun of the subscription amount and related to the subscription or use of paid services (subscriptions to paid channels, video on demand, telephone calls...) shall be borne by the flatmates using these services (failing this, by all the flatmates).
The landlord may claim from the flatmates, upon receipt of the invoice, the amount related to the use of the paid services.

The flatmates agree not to use the Internet access for purposes of reproduction, representation, provision or communication to the public of works or objects protected by copyright or related rights, such as texts, images, photographs, musical works, audiovisual works, software and video games, without authorization.
Roommates are informed that sharing software, when connected to the Internet, may automatically make downloaded files available.
If a sharing software has been used to download protected works, it is therefore preferable to disable it.

Roommates are also required to comply with the security policy set by the owner and the rules for network and hardware use.
In this respect, it is reminded that the owner of an Internet access is required to secure this access so that it is not used for purposes of reproduction, representation, making available or communication to the public of works or objects protected by copyright or related rights, under penalty of criminal liability.

This responsibility of the holder of the access does not in any way exclude the responsibility of the user who may be accused of a counterfeiting offence (article L. 335-3 of the Intellectual Property Code).

If an illegal download is observed, the lessor reserves the right to communicate to the competent authorities the identities of the users of the internet connection.

The lessor shall be entitled to terminate the contract concluded with the internet access provider if it finds illegal use, or consumption of paid content that is not part of the basic package.
In this case, the flatmates will be ill-founded to request a reduction in their rent, and will have to conclude a contract for the provision of Internet access with the provider of their choice and at their own expense, with the onus being on them to terminate the contract upon their departure.

6 - Apartment equipment
The apartment is rented furnished with a list of furnishings and appliances.
It is up to the flatmates to take care of the accommodation and the items provided.

In addition, the flatmates are requested to :
- To make good use of it
- Not to damage them intentionally
- Not to divert them from their use
- Not to take it personally...

In the event of damage or deterioration of the property or equipment, the costs incurred for repairs or replacements will be shared equitably between the roommates unless the responsibility lies with identified roommates.
In the latter case, repairs or replacements will be borne by the responsible roommates.


7 - Home Insurance
Subscribe to their own home insurance, the roommate being obliged to provide the landlord with their insurance certificate no later than the day the keys are handed over.


8 - Exit inventory of fixtures
At the time of the inventory of fixtures of exit, the lodging will have to be returned in the same state as that of the entry of the places.
The cleaning will have to be done.
Failing this, a deduction will be made from the security deposit to restore the accommodation to its original state.


9 - Visits to the apartment
The flatmates are informed that the landlord (or one of his representatives) has the right to visit the accommodation in order to check the state of maintenance of the accommodation and/or the state of the electrical installations of the apartment.

The landlord (or one of his representatives) will come to visit the apartment in the following situations, among others
- An inventory of fixtures and fittings for a new roommate
- Inventory of a roommate's exit from the premises
- Visiting the apartment to a potential candidate following a notice of departure given by an existing roommate or when a room is available for rent.

Roommates will be informed in advance of the visit of the owner or one of his representatives.

The correspondence of scale depends on the date of realization of the DPE. For a DPE issued since July 1st, 2021, the values E, F and G differ for properties in climatic zones H1b, H1c and H2d and at an altitude above 800m. Please contact the lessor to find out about these elements.
