If you've got 15 minutes and like cycling, take a vélib' at Place Gambetta or Place de l'Insurrection, a 3-minute walk away, and head for the new Mitterrand library district...
More sporty? Take the 180 bus from Place Gambetta and you'll be in the Bois de Vincennes in 10 minutes. Go on foot if you like the views over the Seine and the railway tracks ;) For a moment of aquatic relaxation, the solarium at the Ivry swimming pool is a 10-minute bike ride away.

What you need to know before confirming your stay.

Terrace: The living room opens onto a terrace that is not secure (no barrier, thin floor used for waterproofing and cannot take weights). Because of these features, you cannot use the terrace or even go through the window. On the other hand, if you have a cat, it will certainly enjoy walking around.

The French window in your living/dining room overlooks the garden and in particular your downstairs neighbour's private outdoor space. Please don't put anything on the sill or drop anything.

Internet (fibre), which replaces ADSL, is included in the rent. If the package is exceeded, the tenant will be responsible for the additional cost. In addition, it should be noted that "The tenant-user benefiting from Internet access undertakes not to use this access for the purposes of reproduction, representation, making available or communication to the public of works or objects protected by copyright or by a related right, such as texts, images, photographs, musical works, audiovisual works, software and video games, without authorisation and not to download illegal content. The user is informed that sharing software, when connected to the Internet, may automatically make downloaded files available. If sharing software has been used to download protected works, it is therefore advisable to deactivate it. It should be remembered that the owner is the holder of the Internet access and is therefore criminally liable for any unlawful use. Inventory of fixtures: If we are unable to do so, a property professional will carry out the inventory of fixtures on arrival and/or departure at the 2022 rate of €3/m². The total amount charged by this professional will be split 50/50 between the Renter and the Tenant.

Linen: Please leave a window open as far as possible when drying your laundry.

Communication: by telephone, e-mail or text message. Please let us know as soon as possible if there are any problems in the flat (leaks, etc.).

Visits : You will be asked to visit the flat during your stay, as agreed between the parties. In the 15 days prior to your departure, you will be required to allow the owner to visit the rented property for two hours a day on working days, with a view to selling or renting the property. The visiting schedule will be defined by agreement between the parties. Failing agreement, visits will take place between 5.30 p.m. and 7.30 p.m.

Rubbish: please dispose of your rubbish regularly in the large rubbish bin at the foot of the stairs and ventilate your flat daily.

Smoke detectors: the flat is equipped with a battery-operated smoke detector. It is your responsibility to ensure that it is working properly.

Doors and keys: you are entirely responsible for locking your doors and windows when you leave.

Smoking: you may use vapour in the studio but not smoke.

NOTES
Rent: this has not been increased since August 2021. It corresponds to the amount paid by the penultimate tenant (1150€CC+EDF) for the period from 29 August 2021 to 23 March 2022 (rental contract on request). A time-limited rent reduction was applied to the "previous tenant" from 06/06/22 to 06/03/23 (see previous tenant's rent amount under rent and charges).

Equipment: a recent Bosh washing machine was added to the flat in March 2023.

Benefits: A bike room has been available since March 2023.

Work: the communal areas were improved in 2022 at a cost of around €8,000 (staircase/façade, downpipe, roof terrace, etc.).
