HOUSE RULES

Furnished flat – Mobility tenancy
Rent: €850 per month
Service charges: €200 per month

The purpose of these rules is to protect the property, its fixtures and fittings, and the peace and quiet of the occupants.

1. Occupancy of the property

The property is intended for 1 to a maximum of 4 people.
The property is intended for temporary residential use under the mobility tenancy agreement.
The tenant undertakes to comply with the maximum occupancy of the property.
The landlord must be notified of any additional persons staying in the property.
Subletting the property is prohibited.
The property may not be used for any professional activity open to the public, events or parties.
2. Care of the Premises

The property, furniture, fittings, crockery and household appliances must be used for their intended purpose.
The tenant must ensure that the property is kept clean and in good condition throughout their stay.
Any damage, breakages or faults must be reported to the landlord promptly.
Damage attributable to the tenant may result in a claim for repairs or compensation in accordance with the applicable rules and supporting evidence.
It is forbidden to move or permanently alter the furniture and fittings without the landlord’s consent.
No drilling, wall fixings, painting or alterations to the property may be carried out without the landlord’s prior consent.
3. Equipment and Facilities

Electrical appliances, the gas cooker, the oven, the microwave, the washing machine and other equipment must be used in accordance with their intended purpose.
The gas cooker must be used with care and must never be left unattended whilst in use.
The property must be properly ventilated.
It is forbidden to store in the property any hazardous or flammable products, or any items likely to pose a risk to people or the property.
4. Smoking and Substances

Smoking is prohibited in the flat.
Cigarette ends must not be discarded on the terrace, in the garden or on the grounds of the property.
The use of illegal substances is prohibited in the flat and on the property.
5. Noise and Neighbours

The property is situated on a site comprising an adjoining house occupied by the owner.
Guests are asked to respect the peace and quiet of the property’s occupants and the neighbourhood at all times.
Parties, noisy gatherings and large gatherings are prohibited.
Noise levels must remain reasonable, particularly in the evening and at night.
6. Terrace and outdoor areas

The terrace is for the private use of the accommodation.
Outdoor furniture, the parasol and any equipment provided must be used with care.
Outdoor furniture must not be moved or used inside the property.
No objects, rubbish or cigarette ends must be left on the terrace.
The parasol must be closed in windy conditions or when you are away to prevent damage.
7. Pets

The owner’s prior consent must be obtained before bringing a pet into the property.

The tenant remains liable for any damage or nuisance caused by the pet, in accordance with the applicable rules.

8. Parking

A parking space is provided for the tenant.
Parking is restricted to the vehicle declared to the landlord.
The vehicle must be parked in the designated space.
The landlord cannot be held liable for any damage, theft or vandalism affecting the vehicle.
9. Security

Doors and windows must be properly locked when the tenant is away.
Keys and means of access to the property must be kept safe and must not be entrusted to third parties.
Any loss of keys or means of access must be reported immediately to the landlord.
The tenant must report without delay any water leaks, electrical faults, gas problems or any other situation likely to cause damage to the property.
10. Maintenance and waste

The property must be kept in a reasonably clean condition throughout the stay.
Rubbish must be disposed of in the bins provided for this purpose.
The tenant must comply with local rules on waste sorting and collection.
Crockery and equipment used must be cleaned regularly.
11. Prolonged Absence

In the event of a prolonged absence, the tenant must ensure that the water supply is turned off where necessary and take the usual precautions to ensure the property’s security.

Any prolonged absence may be reported to the landlord to facilitate the management of any potential technical issues.

12. Landlord’s access

The landlord’s house is situated on the same property, in a separate building from the rented flat.

The landlord’s presence on the premises does not affect the tenant’s peaceful enjoyment of the property.

The landlord’s access to the flat must respect the tenant’s rights and, except in emergencies or where required by law, must be subject to the tenant’s prior consent.

13. End of the tenancy

At the end of the tenancy, the property must be vacated in accordance with the date specified in the contract.

The tenant shall return:

the keys and means of access;
the property in a reasonably clean condition;
the furniture and fittings in their original condition, subject to normal wear and tear.
An exit inventory shall be carried out in accordance with the applicable provisions.

14. Rent and service charges

The monthly amount is set at:

Rent: €850
Service charges: €200
Monthly total: €1,050

The payment terms and dates are those set out in the mobility tenancy agreement.

For a mobility tenancy agreement, service charges are paid as a flat-rate sum, the amount of which must be specified in the contract.

15. Compliance with the rules

The tenant acknowledges having read these house rules and undertakes to comply with the rules governing the use of the accommodation, the facilities and the spaces made available to them.

These house rules supplement the mobility tenancy agreement and shall not have the effect of removing or amending the rights and obligations provided for by the legislation applicable to the mobility tenancy agreement.
