# HOUSE RULES

The purpose of these house rules is to maintain the quality of the accommodation, its facilities and the residential complex, and to ensure the peaceful occupation of the premises.

They supplement the tenancy agreement and the co-ownership regulations applicable to the residential complex.

## 1. Occupancy of the property

The property is intended exclusively for the occupation of the persons named in the tenancy agreement.

The maximum number of occupants permitted is **3 people**.

The tenant may not assign their tenancy agreement or sublet all or part of the property without the landlord’s prior written consent and within the limits permitted by the applicable regulations.

The organisation of parties, social gatherings or events likely to cause a nuisance or an unusual number of visitors to the property is prohibited.

Occasional visitors remain the responsibility of the tenant.

## 2. Respect for neighbours and the block of flats

The property is situated in a quiet, predominantly residential estate.

The tenant undertakes to respect the peace and quiet of the other occupants of the estate and to avoid any excessive noise, particularly in the evening and at night.

Particular attention must be paid to the volume of the television, music and conversations on the terrace.

The estate regulations and guidelines applicable to communal areas must be observed.

Communal areas, corridors, lifts and entrances to the estate must not be obstructed.

## 3. Non-smoking accommodation

Smoking or vaping **inside the flat** is prohibited.

This ban applies to all rooms in the flat.

No cigarette ends must be thrown from the terrace or left in the communal areas of the residence.

## 4. Pets

Pets are not permitted in the property, **subject to any applicable mandatory legal provisions**.

## 5. Maintenance of the property

The tenant undertakes to keep the property, furniture and fittings clean and in good condition throughout their stay.

In particular, they must:

* use the fittings and electrical appliances in the normal way;
* clean the kitchen, bathrooms and floors regularly;
* avoid any excessive build-up of rubbish;
* use the facilities for their intended purpose;
* promptly report to the landlord any breakdown, water leak, seepage, electrical fault or damage likely to worsen.

Repairs to the property and routine maintenance remain the responsibility of the tenant in accordance with the applicable regulations.

Any damage exceeding normal wear and tear may give rise to a claim for compensation, subject to supporting evidence and in accordance with the applicable rules.

## 6. Furniture and furnishings

The property is let fully furnished and equipped.

A joint inventory is drawn up upon moving into the property.

Furniture must not be removed from the property or stored in communal areas.

The tenant must obtain the landlord’s prior consent before carrying out any alterations likely to cause lasting damage to the property: major drilling, fixing heavy items to the walls, painting or modifying fittings.

Furniture may be moved around within reason during the tenancy but must be returned to its original position upon departure.

## 7. Terrace

The 22 m² terrace forms an integral part of the property and must be maintained with care.

In particular, you are required to:

* not throw anything from the terrace;
* not cause any noise nuisance;
* not install any heavy equipment or items likely to damage the flooring without authorisation;
* do not leave any objects that could fall or be blown away;
* comply with the block’s rules regarding terraces and façades.

Any barbecue or outdoor cooking appliance must strictly comply with the block’s regulations and any applicable restrictions within the residential complex.

## 8. The estate’s swimming pool

Use of the communal swimming pool is subject to the estate’s regulations and its opening periods and times.

When the swimming pool is open, occupants must comply in particular with the rules regarding access, hygiene, safety and quiet hours as displayed by the estate.

Any access devices or wristbands provided to the tenant must be looked after with care and returned on departure.

People from outside the property may not use the swimming pool if the estate’s rules reserve its use for residents only.

Children remain under the sole responsibility and supervision of their accompanying adults.

## 9. Electricity and air conditioning

Electricity is not included in the service charge package; the tenant must arrange for it separately.
The reversible air-conditioning must not be left running unnecessarily when the property is unoccupied for an extended period or when windows and French windows are left open.

The purpose of this provision is to prevent energy wastage; it does not restrict the tenant’s normal use of the equipment.

Any malfunction of the air-conditioning must be reported to the landlord.

## 10. Internet and television

A very high-speed internet connection and TV access are provided.

The tenant undertakes to use the internet connection in accordance with French law.

In particular, they are responsible for the use of the connection by themselves and by any persons to whom they grant access.

The internet and TV equipment provided must not be dismantled, modified or reset without good reason.

## 11. Security

The tenant must ensure that the door to the property and all windows and doors are properly locked when leaving the premises.

They must not disable, dismantle or render inoperative the smoke detector or any other security device.

Any loss of a key, access card, remote control or other means of access to the residence must be reported immediately to the landlord.

The tenant may be required to pay any justified replacement costs resulting from loss or damage attributable to them.

## 12. Parking

No private parking space, garage or lock-up is included in this tenancy.

Vehicles must therefore be parked in authorised spaces near the residence and in accordance with the regulations.

Access routes to the residence, traffic lanes and other residents’ private parking spaces must never be obstructed.

## 13. Insurance

Throughout the tenancy period, the tenant must hold insurance covering tenancy risks in accordance with the obligations set out in their tenancy agreement.

Proof of cover may be requested before the keys are handed over.

## 14. Prolonged Absence

In the event of a prolonged absence, the tenant must ensure, in particular, that they:

* close the windows and bay windows;
* switch off electrical appliances that do not need to be running;
* not leave the air conditioning running unnecessarily;
* secure the property properly.

Any emergency situation likely to cause damage to the property or the building must be reported to the landlord promptly.

## 15. End of tenancy

Upon leaving, the tenant must:

* return the property in a clean and well-maintained condition in accordance with their obligations;
* remove their personal belongings and rubbish;
* return the furniture to its original position;
* return all keys, access cards and other means of access;
* allow a joint inspection to be carried out to draw up the exit inventory.

The condition of the property will be compared with the move-in inspection report and inventory drawn up at the start of the tenancy.

Any damage attributable to the tenant, excluding normal wear and tear and ageing, may give rise to compensation in accordance with the applicable regulations.
If the property is not returned in a state of cleanliness identical to that in which it was handed over, namely very clean and in immaculate condition, a flat-rate cleaning charge of €350 will be invoiced.

**The tenant acknowledges that they have read these house rules and, where provided, the co-ownership regulations applicable to the use of the property and the communal areas.**

The correspondence of scale depends on the date of realization of the DPE. For a DPE issued since July 1st, 2021, the values E, F and G differ for properties in climatic zones H1b, H1c and H2d and at an altitude above 800m. Please contact the lessor to find out about these elements.
