1. The Tenant declares that the Property is being let on a temporary basis and that, in accordance with the Parties’ stated intention at the time of entering into this Agreement, it is not intended to serve as the Tenant’s principal residence. The Tenant undertakes to inform the Landlord of any change in their circumstances that may affect the contractual purpose of the Property.

2. Rent and service charges
The Parties agree on a monthly rent, excluding service charges, of €820.
In addition to the rent, there is a fixed monthly charge for agreed service charges and amenities amounting to €65.
The total monthly amount payable by the Tenant in respect of the rent and this flat-rate charge is therefore €885.
Electricity and heating are not included in this flat-rate charge and remain the responsibility of the Tenant.

5. Insurance
Proof of insurance must be provided no later than when the keys are handed over and must remain valid for the entire duration of the Tenant’s occupation of the Property. The Tenant must provide evidence of this upon the Landlord’s first reasonable request.

6. – Reporting damage and incidents
The Tenant must immediately inform the Landlord or their representative of any leak, seepage, water damage, major breakdown, malfunction or incident likely to affect the Property, its fixtures and fittings or the building. The Tenant shall be liable, in accordance with the law, for any aggravation of damage resulting from their failure to report such issues or from any culpable delay in doing so.

7. Article 7 — Alterations


The Tenant must not, without the Landlord’s prior written consent, carry out any alterations to the Property or its fixtures and fittings, make any substantial modifications to the electrical or plumbing installations, or change the locks. Any drilling or fixed installations likely to damage the walls, floors or fixtures and fittings must also be subject to prior consent.

8. Article 7 — Monthly professional cleaning
You must allow access to the Property, by prior appointment, to the service provider responsible for the monthly professional cleaning as provided for in the tenancy terms.

The Tenant must allow the Landlord or the Landlord’s representative access to the Property, by appointment and subject to reasonable notice, except in emergencies, where maintenance, repairs, technical inspections or assessments are required. Viewings may also be arranged, under reasonable conditions, with a view to re-letting or selling the Property.


This prohibition includes, in particular, any letting or making available, in whole or in part, of the Property via Airbnb, Booking, Abritel or any other platform or intermediary, as well as any long-term provision of the Property to a third party, whether free of charge or for a fee.

Furthermore, the Tenant may not use the address of the Property as the registered office or place of business for any professional or commercial activity without the Landlord’s prior written authorisation.


Article 10 — Inventory of fixtures
Following the provision concerning the entry inventory:
The inventory of fixtures may be supplemented by a detailed list of furniture and fittings, as well as by dated photographs of the Property. These items, where drawn up jointly by the Parties or expressly accepted by them, shall be appended to the inventory and may be used to assess the condition of the Property upon its return.

At the end of the Tenancy Agreement, the Tenant must return the Property free of any occupants and personal effects, together with all keys, access cards and other means of access that have been provided to them.

The Accommodation, its furnishings and fittings must be returned in the condition recorded in the move-in inventory, subject to normal wear and tear and any causes for which the Tenant is not responsible.

Justified costs arising from damage attributable to the Tenant, missing items or the loss of keys or means of access may be deducted from the security deposit; without prejudice to the Landlord’s right to claim the balance due should the amount exceed that of the deposit

Article 13 concerning communication by electronic means

For the purposes of this Agreement, both the Landlord and the Tenant hereby elect domicile at the addresses stated in the agreement.

The Parties agree that all information, notifications, requests, reminders or communications relating to the performance of this Contract may be sent by email to the addresses set out below, as well as by text message to the telephone numbers provided by each of the Parties.

Unless required by mandatory statutory provisions imposing a specific form, the Parties agree that such electronic exchanges may validly be used for their contractual communications and shall constitute evidence of their dispatch and receipt.

Where a formal notice is required to exercise a right or to enforce a clause of this Contract, it may be sent by email, provided that the sending and receipt can be verified, without prejudice to the right of the Party concerned to also use a registered letter with acknowledgement of receipt, an electronic registered letter or any other method of notification provided for by law.

The correspondence of scale depends on the date of realization of the DPE. For a DPE issued since July 1st, 2021, the values E, F and G differ for properties in climatic zones H1b, H1c and H2d and at an altitude above 800m. Please contact the lessor to find out about these elements.
