Furnished studio with services

PRINCIPLES:
- Respect for the freedom of others
- Respect for the equipment of the Residence and its environment.
- Correctness and politeness towards all Residence staff.
- These rules may be supplemented or amended by notes brought to the attention of the tenants by posting or letter, which the tenant will comply with unreservedly.

MAINTENANCE OF ROOM EQUIPMENT :
The Resident is responsible for this. He/she will keep his/her key at all times.
- Radio, TV and musical instruments are permitted, provided they respect the rest of the neighbours. They must be "mute" from 10.00 p.m. to 8.00 a.m.
- Microwaves, mini ovens and electric coffee makers are permitted. Other electrical appliances, other than those supplied by the residence, are prohibited and will be removed immediately.
- The use of spikes, pins, nails, stickers, adhesive tape, etc. is prohibited (pins and tacks are permitted).
- In the studios, the kitchenette must be kept clean. In the interests of hygiene, the accumulation of rubbish and dustbins is strictly forbidden.
- The furniture must not be altered, but loose items may be added.
- It is forbidden to place any object on the outside window sill. The resident will be held civilly liable if the object falls.
- Rollerblades are not permitted on the floors. Anyone failing to comply with this rule may be charged a fee for repairing damaged floors.
- Cigarettes and ashes must not be thrown out of windows. Residents who smoke are also asked to ensure that their cigarette ends are extinguished to avoid any risk of fire.
- Residents and their visitors are asked not to smoke in public places or communal areas (staircase, lift, corridor).

ENTRANCES - EXITS - VISITS :
- Visitors are authorised from 08:00 to 22:00.
- Non-residents accompanied by a resident are only admitted to the residence until 22:00. Residents are responsible for the people they receive.
- Animals are strictly forbidden.

ADMISSION-READMISSION-VOLUNTARY DEPARTURE :
- Admission (or readmission) is decided by the Management and becomes effective once the reservation cheque has been paid and the complete file has been returned.
- The announcement of a Resident's voluntary departure before the end of the contract must be made in writing in accordance with the conditions set out in the Rental Agreement.

RESPONSIBILITY :
- Minors remain the full responsibility of their parents, and the Management cannot be held responsible for any incidents that may occur.

DISCIPLINE :
- Any breach of the provisions of the Internal Regulations may result in either a warning or the exclusion of the Resident. In the event of exclusion, the early departure clause will apply.
- The warning or exclusion is notified by registered letter with acknowledgement of receipt, after an interview with the student who is summoned without formalities.
- The exclusion decision is enforceable within 24 hours of the first presentation of the letter. No reasons need to be given.
- 24 hours after the first presentation of the exclusion letter, the Management will be authorised to enter the excluded student's accommodation, to collect the student's belongings and to store them so that the excluded student can take them back.
- Exclusion is automatic for any further breach after a first warning, during the same academic year, or if the Resident fails to attend a summons.

INSURANCE :
- The Resident must take out a multi-risk home insurance policy covering the accommodation (personal belongings, theft, damage) and including a tenants' liability policy.
- We stress the importance of this insurance. By signing these regulations, the Resident undertakes to take out a comprehensive home insurance policy and a civil liability policy.

ACCESS TO ACCOMMODATION AND CLEANING :
- The Management reserves the right to enter the accommodation as often as necessary to check the general state of repair. The cleaning schedule, which is carried out every 15 days, will be posted in each accommodation.
Accommodation must be tidy. If they are found to be too dirty, 60 Euros will be charged after an initial warning.
- Exclusion is also incurred without prior warning for any serious breach, such as, but not limited to:
- Subletting of the accommodation or use by a person other than the resident or additional persons,
- Even occasional drunkenness, use or possession of drugs and alcohol,
- Sale of goods of any kind,
- Use of the accommodation or premises of the Residence for professional or commercial purposes,
- Collecting or begging,
- Offences against public decency,
- Fighting or violence,
- Damage, misappropriation, theft,
- Use of any appliance or installation that does not comply with its intended purpose,
- Night-time disturbance and, in general, any noise that prevents sleep between 10 p.m. and 8 a.m.

The correspondence of scale depends on the date of realization of the DPE. For a DPE issued since July 1st, 2021, the values E, F and G differ for properties in climatic zones H1b, H1c and H2d and at an altitude above 800m. Please contact the lessor to find out about these elements.
