HOUSE RULES

Flat – Marseille

To ensure the comfort of the occupants, respect for the neighbourhood and the proper upkeep of the property, please observe the following rules throughout your stay.

1. Respect for the neighbourhood and peace and quiet
The property is situated in a residential block. Occupants undertake to respect the peace and quiet of their neighbours, particularly in communal areas, bedrooms and spaces overlooking the courtyard or garden.
Significant noise disturbances must be avoided, particularly between 10.00 pm and 8.00 am.
Parties, social gatherings and events likely to cause a disturbance are prohibited in the flat.

2. Number of occupants
The property is reserved for the persons named in the tenancy agreement.
It is not permitted to accommodate additional guests on a long-term basis or to sublet all or part of the property without the landlord’s prior consent.

3. No smoking
Smoking or vaping inside the flat is strictly prohibited.

4. Maintenance of the property
The property must be kept in a reasonably clean condition throughout your stay.
Please ensure, in particular, that you:
- dispose of rubbish regularly and follow the building’s recycling rules;
- do not leave food or rubbish that might attract pests;
- use the equipment, furniture and appliances provided in the normal way;
- report promptly any breakdown, leak, breakage or fault noticed in the accommodation.
Any damage resulting from misuse or a lack of care may be charged to the occupant.

5. Furniture and fittings
The furniture and fittings in the flat must remain in the property.
You are asked not to move furniture significantly without authorisation and to return any items that have been moved to their original position before you leave.

6. Safety
For safety reasons:
do not leave candles or open flames unattended;
switch off electrical appliances when they are not in use;
close the windows and the front door when leaving the property;
do not give keys or means of access to outsiders.
In the event of lost keys, you may be charged for the cost of replacing keys, access cards or locks.

7. Communal Areas
Please respect the building’s communal areas and do not store personal belongings, bicycles, pushchairs, boxes, bin bags or furniture there, unless there is a space specifically designated for this purpose.
Please be considerate when entering and leaving the building, particularly in the evening and early in the morning.

8. Pets
The presence of a pet must be agreed in advance by the landlord.
The occupant remains liable for any nuisance or damage caused by their pet.

9. Alterations to the property
It is forbidden to drill holes in the walls, paint, fix items permanently in place or carry out any building work in the flat without the landlord’s prior consent.

10. Departure
At the end of the tenancy, the property must be returned:
clean and tidy;
- with all furniture and fittings present;
- free of rubbish and personal belongings;
- with all keys and means of access returned in accordance with the agreed terms.
Any damage or missing items noted upon departure may result in a deduction from the deposit or a claim for reimbursement in accordance with the tenancy agreement.

11. Liability
Each occupant is responsible for their own personal belongings.
It is also their responsibility to take out insurance covering the risks associated with their occupation of the property where this is required under the terms of their tenancy agreement.

12. Proper use of the property
The property is intended exclusively for residential use.

Any commercial or professional activity open to the public, event, film shoot, party or use other than the normal residential use of the property requires the landlord’s prior consent.

Please take care of the flat and respect the peace and quiet of the building so that everyone’s stay is as pleasant as possible.
