USE OF PRIVATE AREAS
Each tenant, known as a "member", has the right to enjoy the private areas included in his or her lot as he or she sees fit, on condition that he or she does not harm the other members and does not do anything that could compromise the solidity, safety, tranquillity or aesthetics of the building, or interfere with its intended purpose.
USE OF COMMUNAL AREAS
The communal areas are the responsibility of the members and the director of the establishment. Members are collectively responsible for the equipment and furniture made available to them in the communal areas.
In the event of damage or deterioration to the communal areas caused by the tenants, an estimate of the cost of repairs will be invoiced to the tenant identified, including if the damage is due to the negligence of one of his visitors, or failing that to all the members of the residence who were members at the time of the incident.
Several rooms may be made available to members according to the rental rate. A prior written request signed by the member must be made to Campus Reception at least 48 hours before the event.
Under no circumstances will a room reservation be accepted if another event is scheduled for the same day in the same room.
A joint inventory of the room will be carried out before and after the event. After use, the room must be left clean and tidy.
Any damage and the cost of restoring the room to its original state will be invoiced to the organisers. The cost of restoration will be invoiced on the member's receipts for payment after the incident.
SHAPE UP!
The fitness room is available free of charge to members of the ECLA campus. The management declines all responsibility in the event of an accident. All members must read the posted rules and regulations.
BADGE ACCESS AREAS
The e-game, e-sport, Shape Up!, Launderette, Fabrique, Studio, Cinébox, Let's Meet and Patio rooms are accessible with a badge. In the event of non-compliance with the clauses of the contract, the lessor reserves the right to block access.
OUTDOOR CAMP
The outdoor sports field is made available free of charge to members of the ECLA campus. The management declines all responsibility in the event of an accident. Each member must read the posted instructions for use.
ESTABLISHMENT UNDER VIDEO SURVEILLANCE
The building is under video surveillance by EPP II (Ecla Paris Property II), the lessor, represented by Ecla Management, its representative, for the security of people and property. The images are kept for one month and can be viewed, in the event of an incident, by the authorised staff of the representative's company and by the police.
NOISE
Members must ensure that the peace and quiet of the building is not disturbed at any time by themselves, their visitors or persons in their employ. Any noise, disturbance at night or during the day, of any nature whatsoever, likely to disturb the peace and quiet of the occupants, is formally prohibited, even if it takes place inside the flats and more particularly between 10.00 pm and 7.00 am. In the event of non-compliance, the lessor reserves the right to invoke the cancellation clause in the rental contract. Termination of the lease for nuisance will be considered.
The use of any radio, audiovisual or hi-fi equipment is authorised, subject to compliance with local and police regulations, and provided that the resulting noise does not constitute an abnormal nuisance, even temporarily, for the neighbours. Household appliances likely to give rise to vibrations must be placed on a device that prevents the transmission of vibrations. Electrical appliances must be interference-proof.
ENCOMBREMENT
No-one may, even temporarily, encumber communal areas, deposit any object or use them for personal purposes other than those for which they are normally intended, even in cases of necessity. Courtyards, passageways, lobbies, stairways, corridors and entrances must be kept clear at all times. Entrances and corridors may under no circumstances be used as garages for bicycles, pushchairs, children's cars or other items, which must be parked or stored in the premises reserved for this purpose.
ANIMALS
Dogs and other animals are not allowed in the residence.
No self-adhesive signs may be affixed to the landing doors. No signs or stickers may be affixed to the building's entrance doors.
HARMONY AND APPEARANCE
No external fittings or decorations may be applied to windows, terraces or external closures. Flat entrance doors may not be individually altered either externally or internally, even with regard to their paintwork. Carpets in the communal areas in front of flat entrances are prohibited. Similarly, no objects may be placed, even temporarily, on floor landings.
USE OF WINDOWS
No objects may be placed on the outside edges of windows. Police regulations must be observed when beating or shaking carpets and cleaning cloths. Laundry may not be hung outside, nor may any object be displayed in the windows, nor on the sills of balconies or terraces, and generally speaking outside the areas that may be reserved for this purpose.
LIFTS
Lifts are strictly reserved for transporting people and must not be used to transport heavy or bulky equipment.
REPAIRS-ACCESS TO COMPANIES
Occupants must allow repairs or maintenance work to be carried out on the common areas without compensation, regardless of the duration of the work, and, if necessary, allow access to the building manager, architects, contractors, technicians and workers responsible for supervising, managing or carrying out the work.
SECURITY AND HEALTH
No dangerous, unhealthy or malodorous materials may be brought into or kept on the private premises, in particular the storage of hydrocarbons or any volatile or flammable product or material. In basements and car parks and their accesses, it is forbidden to run engines other than for entry and exit manoeuvres.
It is expressly forbidden to carry out any mechanical work or any emptying or washing operations in the parking areas or on the roads (emptying and washing prohibited in basements).
Pipes of any kind may only be used for their intended purpose. Flammable or dangerous products or materials may not be thrown into pipes, particularly those leading to sewers. It is forbidden to use drains exposed to frost when there is a risk of this occurring.
Occupants must take all necessary or useful measures to prevent the proliferation of harmful insects and rodents. They must also comply with any instructions given to them in this regard by the building manager.
It is strictly forbidden to tamper with the fire alarm, to cover the radiators, to make holes in the landing door, to leave rubbish in the communal areas or any other action that may endanger the tenants.
HEATING
Only individual heating appliances that comply with regulations and are compatible with the context of the building may be used.
The use of slow-burning stoves is prohibited.
AERIALS AND SATELLITE DISHES
The installation of aerials or special external radio and television reception devices is prohibited.
HOUSEHOLD WASTE
Rubbish and liquids must not be dumped in bulk in the bins, but must be packaged beforehand. Selective sorting is compulsory in the residence. It is the responsibility of each member to ensure that waste is sorted. In the event of non-compliance with these instructions, Ecla reserves the right to take action for which a charge will be made.
BINDING NATURE OF THE RULES
These rules, drawn up in accordance with the provisions of the rental contract, are an integral part of the contract. They specify the rental conditions for the accommodation and its annexes. All the clauses of these regulations are drawn up in accordance with the regulations in force. They are binding on all occupants of the residence. In addition, the tenant must comply with all current legislation and regulations, as well as all municipal and/or prefectoral regulations in force, and in particular with the rules relating to safety.
COMPLIANCE WITH CLAUSES
Compliance with the clauses of these rules and regulations requires everyone to act responsibly and as a good citizen. They have been drawn up with a view to promoting a type of living that favours tranquillity and respect for the community. Everyone undertakes to comply with these house rules. The landlord reserves the right to take appropriate legal action in the event of non-compliance.
