On the edge of the 13th arrondissement of Paris, on the Seine side, this large 44m² studio (including stairs) is located on the ground floor courtyard and garden of an old building in the old red belt. Recently renovated and brought up to electrical standards, this single-volume unit has no internal doors. It is divided into 3 half-levels arranged in an "L" shape and linked by a flight of steps. The main room, measuring 20m², includes an open-plan fitted kitchen with a view over the garden, a lounge with a sofa bed for one person and a flat-screen TV mounted on a wall-mounted adjustable stand. The light-filled 19m² bedroom/office area is located on a 90cm raised platform. It has double access to the living room and a small 3m² landing leading to the garden and the 5m² bathroom (ceiling height 1.97m). The bathroom, although partially underground, is still bright thanks to the large window in the night space. Finally, the garden offers a private area of around 4m² overlooking the courtyard, with a privacy screen and a table and chairs for enjoying meals or work sessions outside in the sunshine.

Ideal for a single occupant, this large studio apartment has many assets, the first of which is its private outdoor area overlooking the garden. Although located on the ground floor, its double south/west exposure, combined with large windows, means that it gets several hours of light on a sunny day. The space is original, tastefully updated and fully equipped, with storage space and all the linen, sheets and towels needed for 2 people. We've taken particular care with the 2-seater bed (140cm x 190cm), which has a firm mattress and two mattress overlays, one of which can be used as a bed for the sofa bed. To accommodate new ways of working and working at home, the studio also has a very good unlimited wifi connection, an office area and the convertible sofa in the living room can accommodate 1 person occasionally.

A few changes have been made to the flat compared with the virtual visit published on the website: a larger fridge, replacement of armchairs and light fittings, chest of drawers removed to save space. Most of the photos have been updated.

As well as the flat itself, you'll love this area, which has already been well renovated, for its many modes of transport in all directions (RER C, metro lines 7, 8 and 14 via buses 125, 180, 323 and 325, velib' station), its 2 public gardens at Place de l'Insurrection, and its lively shops. A small supermarket, open 7 days a week until 9pm, is just a 3-minute walk away. You'll be able to take advantage of the sporting and cultural activities on offer in Ivry. But above all, you'll love having Paris less than 20 minutes away to reach one of the many central links in the Paris metropolis (Châtelet-les-Halles, etc.), catch a train (Austerlitz, Lyon or Bercy stations), or relax (Bois de Vincennes, etc.).

For a quick bite to eat, we recommend the Japanese restaurant Sushi Yaki, just a stone's throw away. The burger workshop is good and hearty. If you have 15 minutes and the weather is fine, take a vélib' and head to the new Mitterrand library district for a film, shopping, etc. To return by RER C, the "mona" and "romi" trains will drop you off 7 minutes from your studio.
More sporty? For a jog or a breath of fresh air, take the 180 bus from Place Gambetta to the Bois de Vincennes in 10 minutes. Go on foot if you like the views over the Seine and the railway tracks ;) For a spot of water fun, take advantage of the solarium at the Ivry swimming pool, a 10-minute bike ride away.
Do you like art and culture? Take a look at the highly inspired programme at the Théâtre d'Ivry near the town hall (15 minutes' walk) and the Luxy cinema near the RER C station (7 minutes' walk).

Large atypical studio with garden Très bien à de nombreux égards. Le logement est très agréable et fonctionnel. Petit bémol, prévoir plus de rangement placard car les rangements sont vite saturés pour deux personnes. Mais je recommande fortement et les propriétaires sont très accueillants, disponibles, agréables.
