Rules for shared accommodation

Before you settle in and make yourself comfortable, we'd like you to familiarise yourself with the house rules. Understanding and respecting them will help everyone to have a safe, comfortable and enjoyable stay in the flat.
Please make sure you read and understand them at the beginning of your stay. If anything is not clear, please contact us so that we can explain it to you in more detail to avoid any misunderstanding.
Respecting the rules below will ensure that everyone has the best possible experience in your shared apartment:

- Allocation of accommodation
Each flatmate has exclusive use of his or her own private area and shared use of the communal areas.

The following are considered to be common areas in the shared flat: the rooms and areas shown on the floor plan below.

- The kitchen / living room
- The toilets
- Laundry room / WC
- Entrance hall, stairs, landings and corridors
- Garden and garden shed

The following are considered to be private areas in the shared apartment: Bedrooms 1 to 3, shown in yellow on the plan below.

The co-tenants agree not to use the private areas for which they are not tenants.



- Rights and duties of the flatmate
- Pay the rent and service charges.
- Maintain their private area and the communal areas, which must be kept clean and tidy at all times.
- Carry out and pay for any repairs that are their responsibility.
- Use the property peacefully. They have the right to make alterations to the accommodation but must not transform it without the written agreement of the landlord.
- Respect the rules and regulations of the shared property.

- Rules for living in shared accommodation :

- Good manners and politeness
A simple "good morning" in the morning, and a "good night" before going to bed doesn't go amiss. Don't forget that politeness plays an important role in the general atmosphere in the flat-share.
- Pets:
To prevent problems with tenant allergies, pets are not allowed in the shared apartment.

- Smoking is not permitted in any part of the flat.
Candles and other sources of ignition are prohibited, except for the barbecue, which must be used responsibly in the communal areas.

- Housemates must allow the owner or service provider access to the property for repair and inspection purposes. The owner of the house will exercise this right of access in a reasonable manner and will inform the flatmates in advance as far as possible.

- Internet: the provisions of the HADOPI law
Please keep the WIFI code confidential.

The Tenant undertakes to comply with the terms of law no. 2009-669 of 12 June 2009 promoting the dissemination and protection of creative works on the Internet (the so-called "Hadopi" law for the High Authority for the Dissemination of Works and the Protection of Rights on the Internet).
In this section, you will be reminding tenants that the internet access they have been given must not be used for illegal purposes.

Illegal downloading is the act of acquiring or accessing works on the internet:
Protected by copyright ;
Without the creators being remunerated.
The lessor cannot be held liable for any breach of the Hadopi law: only the lessee would be held criminally liable. The maximum penalty is €1,500.

- Care and respect for the facilities:
-
You are responsible for the furniture, equipment and fittings in your room and in the communal areas. In the event of accidental damage (which can happen), it is essential that you inform us immediately.

Please report any problems, breakages or damage and replace any damaged or broken items.

You are responsible for the keys entrusted to you; in the event of loss you will have to provide for the replacement of the bunch and ensure compensation for any complications.
We like to keep our floors and furniture scratch-free, so leave your shoes at the door.

Housemates are responsible for the bed linen provided (duvets, pillows, bed covers, mattress protectors, bathroom mats etc.), any abnormal stains requiring special cleaning will be charged for (food stains, drinks, self-tanning etc.).

No food or drink in the rooms; thank you in advance.
- Respect each other's privacy
Each housemate has his or her own private room. All members must respect this space and not enter without the permission of its
occupant. This also applies to the landlord.

- Inviting outsiders
In order not to disturb the peace and quiet of the other housemates, each member undertakes not to receive a third party for more than 7 nights per month.
All housemates are authorised to receive up to 2 visitors in addition to the maximum capacity of 5 people in the house; they are responsible for ensuring that all visitors comply with these house rules. No visitor may stay or sleep in the house on a permanent basis.
- Organisation of parties
Parties and large gatherings of any kind are strictly forbidden. Housemates agree not to organise any festive events during the week. Any small gatherings comply with other house rules concerning noise, neighbours and the number of visitors and will require the agreement of all housemates.

- Share household chores
Treat this house with the same respect as your own. We have gone to great lengths to make it a pleasant space for you to enjoy.
Make sure that your private room and the communal areas are kept clean throughout your stay. This will make your departure and the inventory of fixtures much easier!
The communal areas, including the garden, must be looked after by all the housemates; please help by keeping them clean and tidy at all times.
So it's important that everyone does their bit, you must respect and clean a minimum and maintain the premises, particularly the bathrooms/WC and items such as the fridge, electrical appliances, worktops, washing machines, etc. Respect and maintain a minimum of cleanliness.
- Household waste
Please make sure you sort your household waste and put it in the bins provided.
You must also respect the collection times:

Please put the green bin out in the street:
* Wednesday evening after 7pm for early collection on Thursday morning
* Sunday evening after 7pm for early collection on Monday morning.
For selective sorting: yellow bin
* Please put the yellow bin out on Tuesday evening after 7pm for collection on Wednesday.

- In accordance with the procedure described in the house details. Under no circumstances should rubbish be left in public areas or communal areas.
- Please do not throw anything into the toilet except toilet paper.


- Respect the sleep of your flatmates
You're bound to be having friends over, or having a good time with your flatmates, but one rule is important: respect everyone's sleep. Everyone has a different rhythm and cycle.
We would be grateful if you could keep any noise to a minimum, out of respect for the residents of neighbouring properties; especially during the night (from 11pm to 8am).
Please also keep noise to a minimum and be discreet, especially if a flatmate is studying or working.

- Organise your shopping
Get organised when it comes to shopping, choose a place for the things you share, and mark out or allocate areas for each flatmate's share. You can also set up a communal pot, with everyone's agreement of course, so that you can share in the cost of basic necessities (e.g. sponges, washing-up liquid, soap, sugar, etc.).
The fridge is divided into 3 levels and the freezer is divided into 3 drawers: one level and one drawer per room.
Please contribute to the purchase of common consumables and cleaning products: condiments and basic kitchen supplies, bin bags, toilet paper, etc.
To ensure that your flatmates always have everything they need, please replace any utensils or furniture you break in the common areas.
Please do not take kitchen cutlery outside to avoid losing it and keep it available for other housemates.
- Doing each other favours
Exchange a few favours with each other if one of the housemates is in need. It's the best way of maintaining a good relationship.

- Don't leave your things lying around
Everyone has their own private space, but shared living areas are not room extensions. Don't leave your clothes lying around, rubbish in the windows, equipment, work stuff, etc. In short, tidy up your belongings, which will also avoid problems of loss or theft.
- Storing sports equipment, DIY etc...
Are you a sports fan or do-it-yourself enthusiast? Store your equipment (bicycles, skis, various tools, etc.) in the spaces provided for this purpose (garage) to avoid them treating, cluttering up and soiling the communal areas.
- Safety and security
To ensure the safety of everyone and of the shared property, it is essential that you lock and bolt all doors and windows when you leave the house.
Please close and lock all doors and windows when you leave your room to ensure the security and privacy of your accommodation and to prevent potential damage from rain or animals.
In the unlikely event of a power cut, please call us before touching the electrical panel.
- Eco-responsible behaviour and hygiene:
You will find all the equipment you need for a comfortable stay in the flat. Please use them responsibly and ask your fellow flatmates to do the same. This means that you must respect the following rules:

* The optimum temperature for the thermostat is between 18° and 28° in summer (for air conditioning) and between 18° and 19° in winter (for heating). - Make sure you switch off lights, fans and other small electrical appliances when you go out. The same goes for air conditioning and heating - let's respect the environment!
* Out of respect for the environment, only turn on the dishwasher and washing machine when they are full (reasonably so) and use the ECO mode or low temperature programme if possible.
* Please use the washing machine and dishwasher between 11 p.m. and 7 a.m. during off-peak hours * To avoid a build-up of damp, please do not dry your clothes indoors in the bedrooms and communal areas.
* Please air the rooms regularly, especially during the covid 19 period, and of course respect the barrier gestures and rules of distancing.

- Discuss what bothers you and accept differences
Living together is not always easy, and the people you live with may have different values and opinions to you. If you disagree, refrain from responding and move on.
To avoid any conflict, organise meetings for all of you to discuss and clarify things.
Appoint a co-tenant to represent all the tenants for a period of 3 months. This person will be able to contact the landlord if you have any questions,
Requests, etc., and vice versa.

The correspondence of scale depends on the date of realization of the DPE. For a DPE issued since July 1st, 2021, the values E, F and G differ for properties in climatic zones H1b, H1c and H2d and at an altitude above 800m. Please contact the lessor to find out about these elements.
