Arrival and departure times must be agreed in advance with reception.
1 - PREAMBLE
Residents undertake to respect the rules set out in these regulations.
2 - USE OF PRIVATE AREAS
Each Resident will have the right to enjoy the private areas included in his/her lot on condition that :
(a) not to interfere with the rights of other occupants;
(b) not to do anything that may compromise the solidarity, integrity and harmony of the complex. In particular, the Resident undertakes not to modify or damage the walls.
(c) to comply with this tenancy agreement and these internal rules.
It is forbidden to fit additional locks. The Management has a spare set of keys so that it can enter the flats in the event of illness, water leakage or fire.
It is forbidden to make holes in the walls of the Italian-style shower rooms.
Smoking is not permitted in the flats.
3 - OCCUPANCY CONDITIONS
The residential premises may only be occupied by the bourgeoisie. No professional activity will be tolerated. No premises may be occupied by a person exercising a profession as a musician or singer or who habitually makes music unless sufficient soundproofing is provided.
As a general rule, occupants must ensure that they, their families, guests or servants do not disturb the peace and quiet of the building.
4 - NOISE
Occupants may not allow any noise to be made that is likely to disturb their neighbours by noise, vibrations or otherwise. Silence must be maintained between 10 p.m. and 7 a.m.
5 - ANIMALS
All noisy or unclean animals are prohibited in the building. Domestic animals such as cats and dogs are tolerated but any damage they may cause will be charged to their owners. All pet owners must ensure that their pets do not cause a nuisance to other occupants of the building through their barking or other behaviour. They must only be kept on a lead or carried in their arms when outside the private areas.
6 - HARMONY OF THE BUILDING COMPLEX
No pantry, linen or any other object may be placed or displayed in windows, on balconies or terraces. Windows must be kept perfectly clean and no object may be left there permanently, with the exception of ornamental plants, provided that they are secured to prevent them from falling out. Residents must not make any changes to the interior layout without the prior authorisation of the manager of the Residence.
7 - FACADES
Nothing may be erected on the façades which may be harmful to the inhabitants or neighbours, or which contravenes the regulations governing roads or the architectural harmony of the Building.
8 - ADDITIONS OF ALL KINDS
Fittings such as blinds, roller shutters or air conditioning are strictly prohibited. They must be the subject of a prior written request to the management of the residence, which reserves the right to refuse. If the request is granted, the residence will require that they are in total harmony with the rest of the co-ownership and will offer you a choice of service providers.
9 - USE OF COMMUNAL AREAS
(a) Each Resident may freely use the communal areas provided that they respect their intended purpose and do not interfere with the rights of the other Residents.
(b) All communal areas, in particular passageways, entrances, lobbies, stairways and corridors, must be kept clear at all times. Consequently, no object whatsoever may be deposited, stored or left in the common areas of the property. No cleaning work, such as brushing or beating carpets, bedding, furniture or shoe polishing, may be carried out on the stairs, landings, passageways or vestibules.
(c) No recourse may be taken against Les Jardins d'Arcadie in the event of theft or damage of any objects whatsoever temporarily deposited anywhere in the communal areas, nor in the event of burglary in the flats.
(d) No action may be brought against Les Jardins d'Arcadie in the event of a stoppage, for whatever reason, in the operation of a shared service.
(e) No radio or television aerials, transmitting or receiving, may be installed on the façades, terraces or roofs of the building, with the exception of the collective aerials provided for the building.
10 - OPEN SPACES, GREEN AREAS, PATHS AND PEDESTRIAN WALKWAYS
The Resident undertakes to keep the open and green spaces surrounding the building in a state of strict cleanliness, not to throw away cigarette ends or paper and to keep the fittings and accessories in the common areas in good condition.
11 - DISASTERS
All damage occurring between a private area and the communal areas must be reported to the residence manager.
12 - RULES
Payments by direct debit and bank transfer will be made between the 1st and 3rd of each month.
13 - CLEANLINESS AND MAINTENANCE
The resident undertakes to maintain his/her accommodation and to keep the facilities provided in perfect working order. An inventory of fixtures is drawn up each time the resident moves in and out.
14 - TAXES AND MISCELLANEOUS EXPENSES
The resident will accurately pay the taxe d'habitation (council tax) and, in general, all contributions for which he/she is personally liable.
He/she will also pay all personal expenses inherent in the occupation of the flat and not provided for herein, and in particular maintenance and repair expenses.
15 - THEFT
The establishment cannot be held responsible for theft committed inside the Residence or in the flats.
16 - ENVIRONMENTAL COMMITMENT
The "green charter" is handed over on arrival. Each resident undertakes to implement the recommendations of this charter aimed at limiting their environmental impact. A particular effort will be made to reduce and sort waste.
