What is the difference between medium and long-term rentals?

As a registered tenant on MorningCroissant, you can rent a property for medium terms (a few months) or long terms (from 1 year to 3 years).

A medium-term rental is mainly characterized by:

  • a lease, limited in time, from date to date (mobility, student or civil lease);
  • the fact that the accommodation is not necessarily your primary residence.

Conversely, a classic long-term lease, furnished or unfurnished, is characterized by:

  • a 1-year (furnished) or 3-year (unfurnished) tacitly renewable lease;
  • the fact that the accommodation is your primary residence;
  • variable rental fees depending on the surface area and the city: 12€/m² in the very tense areas, 10€/m² in the tense areas and 8€/m² in other cities.

Rental fees
Civil lease : 15% incl. VAT of the total rent with a maximum of 789€ and a minimum of 15€

Mobility or student lease : 7,9% incl. VAT of the total rent with a maximum of 8€, 10€ or 12€/m² depending on the city

A medium-term rental is mainly characterized by:

  • the fact that the accommodation is not necessarily the tenant's primary residence.

Conversely, a classic long-term lease, furnished or unfurnished, is characterized by:

  • a 1-year (furnished) or 3-year (unfurnished) tacitly renewable lease;
  • the fact that the accommodation is the tenant's primary residence.

The owner's commission differs between various types of rental because the ALUR law requires the owner to pay at least the same level of commission as the tenant at the rental. This is offset by the fact that tenants stay for longer periods of time. These fees are capped according to the surface area and the city: 12€/m² in the very tense areas, 10€/m² in the tense areas and 8€/m² in other cities.
