HOUSE RULES

To ensure the comfort of all guests and to keep the flat in perfect condition, please observe the following rules:

1. Respect for neighbours
Quiet hours must be observed, particularly between 10.00 pm and 8.00 am. Parties, noisy gatherings, loud music and any behaviour likely to disturb neighbours are prohibited.

2. Occupancy of the property
The property is intended for residential use and may only be occupied by the persons named in the tenancy agreement. Any subletting or making the property available to a third party is prohibited without the landlord’s prior consent.

3. Smoking
Smoking is strictly prohibited inside the flat. This ban also applies to e-cigarettes. Cigarette ends must never be thrown from the flat or into communal areas.

4. Pets
Pets are not permitted in the flat, unless the landlord has given prior consent.

5. Communal areas
The communal areas of the building must be kept clean, quiet and clear. In particular, it is forbidden to store personal belongings, boxes, shoes, bicycles or rubbish in these areas outside the spaces designated for this purpose.

6. Furniture and equipment
Furniture, household appliances, bedding, the sofa bed, the TV, the printer and all other equipment provided must be used with care and in accordance with their normal intended use. Any damage or malfunction must be reported to the landlord promptly.

7. Cleanliness and maintenance
The accommodation must be kept in a reasonably clean condition throughout the stay. Fixtures, sanitary facilities, the kitchen and household appliances must be used and maintained appropriately.

8. Safety
It is forbidden to alter, move or disable the property’s safety equipment. Doors and windows must be properly locked when the property is unoccupied. It is also forbidden to leave dangerous or heating electrical appliances unattended.

9. Keys and Access
Any keys or other means of access provided to the tenant remain the property of the landlord. Any loss or damage must be reported immediately and may result in the tenant being charged for the cost of replacement or for changing the lock.

10. Occupancy and visitors
The number of people occupying the property must comply with the terms set out in the tenancy agreement. Visitors are permitted provided they respect the neighbours and the building’s rules. Visitors may not turn their stay into permanent occupation of the property.

11. Rubbish
Rubbish must be placed in the bins provided for this purpose, in accordance with the local authority’s recycling rules. No rubbish must be left in the communal areas.

12. Damage and Disturbances
Any damage resulting from abnormal, negligent or deliberate use of the property or its fixtures and fittings may be charged to the tenant. Any repeated disturbance or failure to comply with these rules may also be reported to the landlord.

13. Compliance with the rules
These rules supplement the tenancy agreement and are intended to ensure a pleasant stay for the tenant as well as the peace and quiet of the other occupants of the building.
