1. The spirit of shared accommodation

Shared accommodation is based on respect, peace and quiet, cleanliness and good communication.
Each housemate has their own private bedroom and shares the communal areas: living room, kitchen, bathrooms, toilet, walk-in wardrobe, loggia and balcony, where applicable. The aim is for everyone to be able to live in a pleasant, clean, quiet and safe environment.

2. Respect for the property

Each flatmate undertakes to treat the property with care. The following are expected:
• not to damage the walls, floors, furniture, white goods or fittings;
• not to drill holes in the walls without prior written consent;
• not to move large items of furniture without permission;
• to report any breakdowns, leaks, breakages or malfunctions promptly;
• to read the user manuals for the appliances: washing machine, tumble dryer, dishwasher, extractor hood, air conditioning, TV and fibre broadband.

Any unusual damage may be attributed to the flatmate responsible and will result in administrative procedures being initiated with the insurers.

3. Cleanliness and maintenance

Communal areas must be left clean after each use.

Kitchen
After use, everyone must clean:
the worktop;
the hob;
the sink;
the table;
any crockery used;
the floor if there are splashes or dirt.
Dishes must not be left in the sink for several days.

Bathrooms
After use:
remove hair and residue from the shower;
air the room if possible;
wipe up any significant water splashes;
leave the vanity unit clean.

Toilets
The toilets must be kept clean.
Each flatmate is responsible for ensuring they are used properly.

Cleaning service
A cleaning service is provided – exclusively – for the communal areas once a month, but this does not replace daily upkeep. The included cleaning service is a convenience, not an excuse for not keeping the place clean.

4. Tidiness

Each flatmate has their own bedroom; their own personal storage space; a designated area in the kitchen; and a wardrobe or individual section in the walk-in wardrobe, where they must fit their own padlock.
Communal areas must not be used as personal storage spaces.

Shoes, bags, boxes, parcels and personal belongings must be kept in the designated areas, with the exception of the hall cupboard provided for this purpose.


5. Rubbish and recycling

Rubbish bins must be taken out regularly in accordance with the arrangement agreed between flatmates. Waste must be sorted: packaging; glass; household waste; cardboard.
No rubbish bags must be left in the communal areas, on the loggia or on the balcony for any prolonged period.

6. Noise and peace and quiet

The residence is a residential block. Flatmates must respect the neighbours.
Basic rules: extra quiet between 10 pm and 8 am; no loud music or shouting; high heels are strictly prohibited (the wooden flooring is not designed for this),
No loud footsteps or repeated parties; reasonable use of the TV and speakers;
doors must be closed gently, not slammed; respect for the building’s communal areas: corridors, lift, car park and entrance hall.

Occasional parties are permitted provided they remain within reasonable limits and are agreed upon by all flatmates; neighbours must be notified by posting a notice in the lift. Noisy or repeated parties are not permitted in this shared accommodation.

7. Guests

Guests are permitted within reason.
Conditions: inform the other flatmates in the event of a prolonged stay; no regular occupation by a person not named on the tenancy agreement; guests must comply with the house rules; the housemate hosting the guest remains responsible for their behaviour and any damage caused by them.

Occasional overnight stays are permitted. Regular overnight stays or arrangements equivalent to permanent occupation require the landlord’s prior consent.

8. Security

For everyone’s safety:
the front door must always be locked properly;
do not let strangers into the residence;
do not share access cards, keys or codes with third parties;
report any loss of keys, access badges or remote controls immediately (they cost €60 each);
do not block exits, corridors, balconies or service access points;
do not store hazardous or flammable substances.
Smoke detectors must never be removed, covered or disabled.

9. Kitchen and household appliances

Appliances must be used as intended.
Recommended guidelines: run the dishwasher only when it is full; empty the dishwasher filter when necessary; clean the tumble dryer filter after use; avoid overloading the washing machine; dispose of any out-of-date food in the fridge; clean up immediately in the event of spillage or breakage.

The fridge: cold storage areas should be divided fairly amongst flatmates; the same applies to cupboards

10. Air conditioning, heating and energy

Use of the air conditioning must be kept to a reasonable level to avoid increasing the communal charges.
Rules:
• close windows and doors when the air conditioning is running;
• do not leave the air conditioning on during prolonged absences;
• set the temperature to a reasonable level, for example 22–26 °C in summer;
• report any unusual noise, leak or fault;
• do not tamper with the system as this could invalidate the warranty
• Water and electricity are included in the service charges, but excessive use may lead to a review of the arrangements or internal rules.

11. Internet, fibre and TV

The fibre connection is shared amongst the flatmates. The following are prohibited:
illegal downloading; fraudulent use; modifying equipment without consent;
moving the router and repeaters without authorisation.

In the event of a fault, a designated flatmate may act as the point of contact for reporting the issue.

12. Balconies, loggias and laundry
Balconies and the loggia must be kept clean and clear of obstructions.
Rules: laundry may be hung on the designated drying rack;
no laundry may be hung in a visible or dangerous manner on railings if prohibited by the owners’ association;
no storage of rubbish; no throwing of water, cigarette ends, ashes or objects outside;
respect for the appearance of the residence.

13. Parking

If a parking space is rented as an optional extra: it is strictly reserved for the relevant flatmate;
the remote control must not be lent to others; no permanent storage is permitted on the parking space (due to fire risk);
any damage to or loss of the remote control will be charged for.

14. Pets
Pets are not permitted.


15. Smoking, vaping, odours

The flat is entirely non-smoking. Smoking is prohibited in bedrooms and communal areas.
Vaping should be avoided in communal areas.
No cigarette ends must be discarded on balconies, loggias or outdoor areas.
Any strong, lingering odours must be minimised by ventilating the property and using the extractor hood.

16. A flatmate’s departure

Upon departure, the flatmate must:
1. leave their room clean;
2. empty their cupboards, fridge and storage spaces;
3. return keys, access card, key fob and remote controls;
4. report any breakages or faults;
5. leave the provided equipment in place.
6. An exit inventory will be carried out. Any deductions from the security deposit will be made based on the damage observed, excluding normal wear and tear.

17. Communication between flatmates

If a problem arises, the rule is simple:
• discuss it calmly amongst yourselves;
• look for a practical solution;
• notify the landlord if the problem persists or concerns the property.
A WhatsApp group for flatmates may be set up to share useful information: cleaning, joint shopping, incidents, maintenance visits, deliveries, etc.

18. Compliance with the co-ownership regulations

Housemates undertake to comply with the residence’s rules and regulations:
keeping the peace; keeping communal areas clean; using the lift correctly;
parking; waste management; respecting neighbours; rules regarding balconies, awnings, washing and nuisances.
Any behaviour giving rise to repeated complaints from neighbours may result in a formal notice, or even immediate eviction in the event of a critical situation.
