These rules form an integral part of your booking terms and conditions and must be observed to ensure an enjoyable experience for all our guests.

On arrival:
As soon as you enter the flat, please let us know of any faults or issues you notice.
Respect for the property and the neighbourhood:
We are delighted to share with you a flat designed to offer comfort and quality. Please treat this space as if it were your own so that it remains pleasant for future guests. To this end, we ask that you:
• Respect the residential environment:
• Adhere to the building’s house rules.
• Avoid any noise that might disturb the neighbours, particularly between 9 pm and 8 am.
• Energy saving:
• Close the windows, switch off the lights and the heating when leaving the flat.
• Keep the flat in good condition:
• On your departure, please empty your bins, wash your dishes and leave the flat tidy. This is a mark of respect for the cleaning staff who look after our guests’ comfort.

Strict prohibitions:
• Smoking: strictly prohibited inside the flat.
• Subletting or transferring the tenancy: strictly prohibited, under penalty of legal action.
• Use of the toilet: The toilet is intended exclusively for human waste and toilet paper. Any other use will result in a charge of €300 for cleaning.
• Use of sleeping areas: The sofa and other surfaces must not be used as beds. Only the beds provided for this purpose are permitted.
• Alterations or modifications prohibited: changes to the layout of the flat, painting, furniture, decoration, or any fixtures or fittings within the flat.
Bringing in furniture or any other bulky items is also prohibited.
• Events and parties: are strictly prohibited.
• Animals (whether pets or not): are strictly prohibited.

Tenant’s liability:
• You are liable for any damage or loss occurring during your stay. The costs of repair or replacement will be charged at actual cost.
• Any alteration or modification to the premises is prohibited and will result in restoration costs.
• You must be covered by tenants’ liability insurance, including cover for theft, fire, water damage, and claims from neighbours.

Clause on private utility consumption:
Electricity, water and heating consumption are included in the service charges, subject to what is considered ‘normal’ usage. Any excess consumption will be charged to the tenant upon presentation of consumption meter readings and the corresponding bills. (SERVICE CHARGES FOR PRIVATE UTILITY CONSUMPTION BILLABLE TO THE TENANT AND MAINTENANCE)

To ensure the property is properly maintained, the tenancy agreement includes a fortnightly cleaning service for the flat, with a change of bed linen and towels.
