Smoking is not permitted in the residence (including accommodation).
No noise pollution will be accepted.

OCCUPANCY
Occupation of the premises must be peaceful and not contrary to public order. Please note that the laws of the French Republic apply in full within the residence. In this respect, no disturbance will be tolerated as a result of the consumption of illegal substances or the abuse of alcohol.

HYGIENE
It is strictly forbidden to store rubbish bins or other rubbish anywhere other than in the designated area. It is also strictly forbidden to throw or deposit paper, rubbish or any other object in the communal areas of the residence or on the road.

COMMON AREAS
Residents are prohibited from cluttering communal areas, such as corridors and entrances, with objects such as bicycles, skates, scooters, etc.
Any inappropriate use of communal areas is prohibited.
It is strictly forbidden to consume alcohol or illegal substances in the communal areas and to be in a state of intoxication under penalty of punishment.
It is strictly forbidden to sleep in the communal areas.
The lessor may demand compensation for any damage caused by the resident(s) in the communal areas, whether this be the dropping of any object, graffiti, soiling or vandalism.

NOISE POLLUTION
For the comfort and peace and quiet of all residents, each resident must ensure that at all times of the day and night in the rented premises, the ambient noise level is compatible with the peace and quiet of the other residents. In any event, it is forbidden to make noise between 10pm and 7am.
It is imperative to respect the work of some and the rest of others. No excessive noise or disturbance is permitted in communal areas or accommodation.

SECURITY OF PROPERTY AND PERSONS
The use of gas appliances, heaters and the possession of any object or appliance likely to compromise the safety of people and property is prohibited. It is also forbidden to have multiple connections or to use too many electrical appliances at the same time. The storage of dangerous or flammable products is strictly prohibited.

The operator cannot be held responsible for theft or damage committed inside the residence, including in the garages and car parks.
To avoid any security problems, residents must not :
- leave their door or window open, even if they are absent for a short period.
- allow an unknown person to enter behind them after entering the residence's access code, and ensure that the door is closed again after they have left.
- open the door, via the intercom, to a person they do not know, and a fortiori who has not identified themselves, even if they claim to be visiting another resident
- welcome people they do not know, as any trade or exchange of goods and services is forbidden within the residence (a fortiori in the case of illicit practices, such as drug trafficking, arms trafficking or prostitution).
Residents are strongly advised to inform the residence management of any offences of which they may be a victim or witness, as the operator may need to alert the police.
Residents are reminded that they may be held liable if they voluntarily or involuntarily facilitate the entry of strangers into the residence.
All items loaned to residents (such as extra beds, board games, raclette machines, hairdryers, etc.) must be returned in good condition and within a maximum of 2 days or 2 nights, failing which penalties for late return and repairs will be invoiced to the resident in question.

FIRE SAFETY
Fire equipment must always be in perfect condition and used only when necessary. Unjustified activation of the alarm or damage to this equipment may result in prosecution. Fire brigade access, entrances and emergency exits must be kept clear at all times.

INTERNET
The resident has an Internet connection. An Internet Use Charter is attached to the lease. Internet use must at all times comply with applicable laws and regulations (in particular for downloading and data sharing).
Failure to comply with this charter and any applicable laws or regulations may result in a reduction or interruption of the Internet connection without any reduction in the accommodation or rental charges.

POSTING
Illegal posting in corridors or on flat doors is prohibited. Documentation should be posted on the boards provided. A wall of expression is located on the ground floor of the building. Postings of a sexual, religious, racist, discriminatory or immoral nature are prohibited.

HEALTH
Residents undertake to inform the operator of any contagious disease of an epidemic nature, and to take the necessary measures to avoid contaminating other residents.

PENALTY
In the event of an infringement or breach, however serious, of any article of these rules, the operator reserves the right, in view of the seriousness of the fault or its repetition, to give formal notice to the resident to cease the said infringement, it being remembered that failure by the resident to comply with the obligation to use the Rented Premises peacefully may lead to the termination of his lease under the conditions determined in the terms of the lease.

The correspondence of scale depends on the date of realization of the DPE. For a DPE issued since July 1st, 2021, the values E, F and G differ for properties in climatic zones H1b, H1c and H2d and at an altitude above 800m. Please contact the lessor to find out about these elements.
