In order to ensure peace and quiet on the premises, respect for the neighbourhood and the maintenance of the apartment’s high standard, each occupant undertakes to strictly comply with the following rules.

1. Peace and quiet and respect for neighbours
- Parties, social gatherings and noisy events are strictly prohibited.
- Quiet must be maintained at all times, particularly between 10 pm and 8 am.
- Any noise likely to disturb neighbours is prohibited, including in communal areas.

2. No smoking
- The property is strictly non-smoking.
- Smoking or vaping inside the flat is prohibited.
- Any restoration costs arising from a breach of this rule may be charged upon presentation of supporting documentation.

3. Use of the property
- The property is reserved for residential use, in accordance with the tenancy agreement.
- Subletting is prohibited without the landlord’s prior written consent.
- Accommodating visitors must not exceed the property’s capacity and must not cause any disturbance.
- It is forbidden to organise events or activities likely to disturb the peace and quiet of the building.

4. Pets
- Pets must not cause any nuisance, damage or inconvenience to the neighbourhood.
- The tenant is fully liable for any damage caused by their pets.
- Pets must be supervised and must not compromise the cleanliness or peace and quiet of the building.
- Keeping Category 1 dogs is prohibited.

5. Maintenance and Cleanliness
- The property must be kept in a perfectly clean condition.
- Furniture, equipment and facilities must be used with care.
- Any damage, fault or breakdown must be reported immediately.
- Rubbish must be disposed of regularly in the bins provided for this purpose.
- No personal belongings, rubbish bags or bulky items must be stored in the communal areas.

6. Air conditioning and equipment
- Air conditioning must be used reasonably and responsibly.
- Windows must remain closed whilst the air conditioning is in operation.
- The air conditioning and any non-essential electrical appliances must be switched off during prolonged absences.
- Tampering with or altering technical installations is prohibited without prior authorisation.

7. Security
- The front door of the flat and access points to the building must be properly locked.
- It is forbidden to give keys or means of access to unauthorised persons.
- Any loss of keys or incident affecting security must be reported immediately.
- It is forbidden to disable smoke detectors or safety devices.

8. Care of furniture and fittings
- No work, drilling or alterations to the fittings may be carried out without prior written consent.
- Furniture and equipment must be kept in good condition.
- Any damage attributable to the tenant may give rise to a claim for repair or reimbursement, in accordance with the applicable regulations.

9. Failure to comply with the rules
Compliance with these rules is an essential obligation for the proper occupation of the property.

Any breach may result in a formal notice, a claim for compensation for justified damage and, where the legal conditions are met, proceedings to terminate the tenancy agreement.
