Prepare for entry: contract, security deposit and inventory of fixtures

A tenant will soon enter your apartment, some tips to prepare his arrival:
  • Confirm with the tenant the time of entry into the property

You can do this even before the rental is finalized via MorningCroissant messaging.
You can do this by phone and email once the rental is finalized (the details of the tenants will be communicated to you).

Indicate to the tenant the terms of payment of the security deposit and other related costs


The amount of the security deposit is indicated in the announcement (and the rental contract) as well as the payment terms.
To avoid any misunderstanding, confirm with the tenant before his arrival the chosen method of payment.
If necessary, provide him with your bank details so that he can register them and make the transfer of the security deposit when the inventory of fixtures is carried out.

NB: all rents are collected from the tenant and paid to the landlord on a fixed date.

  • Print the rental contract

The rental contract is sent to you automatically as soon as you accept the rental. You can find it throughout the duration of the rental on your MorningCroissant account:

  1. In the "Rentals" tab
  2. Click on "Documents"
  3. Choose "Lease Agreement"
You will have to print it as many times as there are signatories to the contract (usually 2).

  • Verify the identity of the tenant

For safety reasons, make sure that the tenant is the one indicated on the rental contract.

  • Carry out the inventory

The inventory is sent to you automatically as soon as you accept the rental. You can find it throughout the duration of the rental on your MorningCroissant account:

  1. In the "Rentals" tab
  2. Click on "Documents"
  3. Choose "Pre-filled inventory".
You will have to print it as many times as there are signatories to the contract (usually 2).

  • Energy consumption and other charges

If the tenant has to take care of the energy consumption of the dwelling in his own name, here is the information to be communicated to the tenant:
  1. The delivery point number (PDL) of the electricity meter: thanks to this number, the tenant will then be able to contact the various suppliers who will be able to identify the housing concerned;
  2. The full name of the former tenant;
  3. Meter reading, which will make it easier for the energy supplier to locate the meter in the house and start the new electricity contract as soon as possible, thus preventing the electricity from being cut off in the house.
