What charges should be included in the rent?

When you publish an advertisement, you can choose to include certain charges in the rent that you will ask the tenant:

  • Co-ownership charges
  • Water
  • Electricity
  • Gas
  • Heating
  • Internet
  • Parking

The co-ownership charges will be automatically included in the rent and the landlord must therefore take them into account when setting the rent.

As far as the other charges are concerned, it is up to the lessor to choose what he wants to include in the charges, but here are our tips:

  1. Avoid the tension points linked to over-consumption: let the tenant open an account for electricity and gas in his name;
  2. For rentals of less than one year, don't hesitate to take an internet box. This will avoid the tenant having to deal with complicated procedures for a few months.
  3. In general, be clear with the tenant when entering the premises regarding the payment of charges.

The lessor will be able to choose between three methods of payment of recoverable charges:

  • Provisions on charges with annual regularisation
  • Periodic payment of charges without provision
  • Recovery of charges in the form of a lump sum
